(This service is perfectly suited to Landlords wishing to manage the upkeep of their own property but who need an Agent to find the tenant and complete the complicated administration process prior to take up of the let).

• Provide a free no obligation rental valuation with one of our property professionals.
• Arrange an Energy Performance Certificate (as required).
• Display your property on all 5 major web portals (Rightmove, Zoopla, Primelocation, FindaProperty.com & Globrix).
• Display your property on the Royal Fox App – Available on I-Phone, Blackberry & Google Android.
• Display your property in a dedicated let only window display.
• Provide stunning sales particulars with 3-D floor plans, colour photographs & useful information.
• Advertise your property in the Northwich Guardian, Our Town Magazine OR Rochdale Observer and Littleborough, Wardle, Smithybridge Local Link Magazine.
• Erect our distinctive Royal Fox 'To Let board.'
• Provide an accompanied viewing service with one of our property professionals (as required).
• Provide check in Inventory & check out Inventory (as required).
• Arrange Gas & Electrical safety checks (as required).
• Provide comprehensive tenant checks & referencing.
• Sign tenancy agreement with the tenant at our offices.
• Set up standing order for monthly rent.
• Collect first month’s rent & pay net amount.
• Administer the bond into the DPS scheme (as required).

The Inventory

The inventory & schedule of condition is essential to protect both the landlord and the tenant.

This document, which should be very detailed and clear, is the measure against which the property is checked at the end of the tenancy for discrepancies and damage.

Without this documentation the landlord will be unable to prove damage to their property if the tenant disputes the claim. Conversely it protects the tenant from any unreasonable or unwarranted claims made by the landlord.

The Deposit Protection Service

The DPS is open to all landlords and letting agents and the deposited funds are secured with UK Government approved banks, so for safe, secure and straightforward deposit protection, the DPS is ideal solution.

Landlords, letting agents and tenants can all request the repayment of a deposit to the appropriate parties at the end of a tenancy – either jointly or independently, online or by calling us and requesting a paper form.

Tenant Referencing & Checks

Referencing is essential in 'taking the risk out of property rental.' We use an external contractor - Home Let – and they provide fast, intelligent and accurate tenant referencing with the sole purpose of protecting the landlords rental income.

The Fox does not yet offer a fully managed tenant service.
